For professionals
For Realtors and Appraisers: Free Parcel Reports and a Listing Badge
Run a free Alberta land report on any listing, paste a plain-language disclosure paragraph, and add a listing badge. No account, no fee, no referral arrangement.
Why use it on a listing
- Buyers ask about wells, sloughs and flood risk before they ask about the kitchen. The report answers those for the exact boundary in two minutes.
- It cites its sources, so a disclosure built on it is defensible.
- It is free and needs no account, so you can run it on every rural listing and every comparable.
Workflow for a batch of parcels
- Open the generator, search the legal land description or address, and draw the boundary.
- Generate, then save the PDF from the report page. Name the file by legal description.
- For context across a county, use the county guides and the well depth table.
- For contractors a buyer will need, point them at the work packages and the county pages for wells, septic and solar.
Disclosure paragraph you can paste
Water, terrain, wetland and climate context for this parcel was reviewed with a free Alberta Land Intelligence report (landintelligence.online). The report is a planning aid built from public data; it is not a title search, well log, wetland assessment or survey.
Listing badge
<a href="https://landintelligence.online/" title="Alberta Land Intelligence"><img src="https://landintelligence.online/assets/badge-alberta-land-intelligence.svg" alt="Land report checked with Alberta Land Intelligence" width="260" height="56"></a>
Use the badge only on listings where a report was actually run. We may ask for the legal description if a badge appears without one.
What it is not
Not a title search, legal survey, well log, wetland assessment, engineering design, appraisal or agronomy advice. Regional data can differ from the ground; recommend the appropriate professional before a buyer drills, builds or drains.
Appraisers and lenders
The land-value section uses Alberta Agriculture transfer averages by CLI class and municipality, trend-adjusted with FCC figures, and says so. It is context for a file, not a comparable. Questions: matthewh@landintelligence.online.
